5 individually designed country houses with great views and south facing gardens in the popular village of Scotton.
Completion Summer 2020
Meadley Square is a development of 4 townhouses and 4 apartments neatly tucked into the centre of Knaresborough, just off the High Street.
Extremely convenient town centre location with immediate access to the shops, restaurants and bars and only a few minutes walk from the train station, with a regular service to Leeds, York and Harrogate.
The development is accessed through its own security barrier on Savage Yard into a private, mews style, courtyard setting. Each dwelling has either its own garage or allocated parking space with further parking available on the main street.
The interiors of each dwelling have been carefully thought out with the focus on modern open plan living and contemporary finishes which contrast neatly with the timber sash windows and traditional stone architecture.
For anyone downsizing, careful consideration has been made to ensure there is ample built in storage, with fully decked loft areas, accessed via built in loft ladders with natural light.
A choice of hand painted shaker style kitchens or very modern handle-less finishes with integrated appliances by Neff or Caple and solid contrasting Minerva worktops.

THE GLASSWORKS
The Glassworks is a development of three bespoke town houses on the site of the former Harrogate Glass premises.
Located on the corner of Back Harlow Moor Drive and Artisan Street, it is less than 100 metres from the entrance to the Valley Gardens, and the many independent shops, restaurants and artisan bars on Cold Bath Road.
The building is built in ICF (Insulated Concrete Form by Nudura, robust polystyrene and concrete blocks seen on programmes like Grand Designs) for optimum insulation values and sound insulation. The windows, sliding doors and bi-fold doors are supplied by Express Bi-folds with sound insulated glass units in the bedroom windows.
To complement the high energy efficient construction method, the properties have been fitted with wet under floor heating on all floors, with digital temperature controls in each of the habitable zones. A ventilation system by Ventrolla has also been installed, removing stale air from the kitchen, bathroom and utility areas, through a heat exchanger, and replaced with fresh air to the habitable rooms.
Plots 1 & 2 have the benefit of a south facing external balcony off the open plan live areas at first floor level. Plot 3 has bi-fold doors opening onto a Juliet balcony.
The modern living concept at The Glassworks allows for open plan live space at first floor level, with plots 1&2 having south facing roof terraces opening off the kitchen area, feature staircases, and frameless glass balustrading. Guest suite accommodation at ground floor level with 2 further bedrooms at second floor level with built in wardrobes.
Outside, each of the properties has a dedicated covered off street parking space and secure utility room with ample space for storage and bicycles.
The high spec interiors also include;
One of the older properties in North Rigton, dating back to 1685, formerly 3 cottages, and used for many purposes over the years, including Post Office. We have completely remodelled the interior layout, and exposed the original features, sandblasting much of the stonework and original beams where possible, formed a large living kitchen, with seating area at an island unit and ample space for a sofa and chairs around an original stone inglenook fireplace. Hand painted kitchen on tumbled limestone tiles with integrated Neff appliances.
At first floor level we have apportioned 40% of the accommodation to the master suite, providing ample wardrobe space (walk in) and en-suite, and the best views from the house.
3 further bedrooms with generous house bathroom, storage rooms and wardrobes.
Generous 3 bay, 9 metre car port with storage and further off street parking.
In brief, we are offering a very characterful fully refurbished 4 bedroom house from 1685, with extremely high levels of insulation throughout, under floor heating, and wired for SKY throughout, WIFI, CAT5, alarm and CCTV.
Approx 2300 ft living accommodation with 500 ft covered car port and storage. Completion end January 2017.
